Newbie landlord question.

What is the average cost for cleaning for new tenant preparation for a 1000sq ft home? The home is in good shape with all new paint and flooring so the job would be pretty east.

Also cost to replace storm window glass?

I am using a PM for this property.

Just purchased this rental property and need to have the exterior painted.  I am terrible at design and really need some suggestions for color choices for the siding, trim and door.  .  The property is for a rental in the midwest.

Any suggestions would be greatly appreciated.

Does anyone have any experience with CityPlace Property Management in Indianapolis? The rates seem good but I haven’t heard much about them.

What are the rates that everyone is getting for conventional 30 year loan on multi family units?   How about single family ?

I need to lock in my first purchases soon!

Post: Conventional loan downpayment 20 vs 25%

With the interest spread widening to about .5% on a 20% vs 25% down payment which would you choose for a 30 year conventional loan? The standard strategy seems to be 20% but seems like 25% makes more sense now.

What would you suggest?

From what I have fund being a newbie as well most of the homes that cash flow in Indy are the $65-85,000 range in C class neighborhoods.  You can get decent rents in some of these areas.  It seems that the opportunities are with some of the homes that need a bit of work.  Try the Lawrence and Speedway areas.

I am a first time investor looking at purchasing my first investment property for rental income. I am located in the Indianapolis area and looking for single family or multi family rentals.

For my first deal would you suggest:

1. Look for home via realtor and then advise for renters?

2. Try to buy foreclosure or REO properties?

3. Buy a turnkey Property such as FARC in

Indianapolis?

5. But a fixer upper?

4. Single or multi family home for first deal?

I travel a lot so I would probably need to work with a management company.

Any suggestions would be greatly appreciated. Also any contacts in the Indianapolis area would be helpful.
