Thanks all for the warm welcome!

Terrance are you saying you have already located the 16 unit property?  Maybe if you can share more of the details this great community can point you in the right direction.  I get the impression the folks here will be very numbers focused.  

Welcome Randi!  I'm also new and I'm in Charlotte, NC.  Best of luck on your journey.  Just think maybe one day we will be the ones helping the newbies :)

I recently made a trip out to Pigeon Forge with my wife to start our search for a rental cabin.  We found the folks at Smoky Mountain Real Estate Corp to be very helpful.  They showed us what to look for in a good rental and drove us around to a number of different cabin communities.  They are also investors.  The man that worked with us was named Phil or Philip, but I think there are literally three Philips in that office if I understood him correctly.  I can't recommend them highly enough.  

I'm sure they could really help you understand the lay of the land there.  They also seemed to have a very solid understanding of the property management side.  Best of luck!

After binge listening to literally every podcast put out by BP (all 200+) over the last month and half, I have finally decided to introduce myself to the community.  While I have a great paying job, I'm ready to move on to the next chapter of my life, which is how I found myself here.  

Though I did "house hack" for over a decade, own a rental property, and recently sold some land, I had not focused much on understanding the fundamentals of how to evaluate a great deal.  This site and the information provided is very eye-opening.  I can't wait to put my newfound knowledge to work!
