Post: Should some utilities be included in the rent?

Hello all:

Some duplex and other small multi family units have some of the utilities bundled together (in our case it's sewer & water), these are paid, in many cases by the building owner, and included as part of the rent.

A few years back we figured out what this was costing us each month, and started billing this to each tenant. I was hesitant at first, but found that it was very easy. When renting out a unit, we advertise the monthly rent, and when someone is interested, we let them know that the sewer and water portion of the utilities was prorated, and paid directly to us.

When looking at our competition, it's amazing how many landlords include the water & sewer with the rent. With us making this change, we were able to recoup $2800/yr, and it hasn't seemed to make a difference in being able to rent units.

Alex,

We have duplex's, condo's, and a couple single family homes, located in Gig Harbor, Puyallup, and Tacoma. 

Most all questions have been answered by listening to BP podcasts, (would have been so helpful if I would have had this available years ago!) We are planing on continuing to hold and manage the properties we have, and hopefully add a few more.

I'm happy to offer any help in the area of exterior prehung doors, as this is my expertise.

Live in Gig Harbor Washington, and work full time in Tacoma managing Codel Entry Systems, a Wholesale Distributor of exterior steel & fiberglass doors, that are sold through Lumber Yards, Home Centers, and Door Shops throughout the Pacific Northwest.

Enjoy investing in real estate. Although I have a lot to learn yet, I understand real estate better than many other forms of investing, and see it as a great retirement vehicle for my wife and I down the road. We started buying and holding properties in 2004, and have continued to invest in real estate over the years. We now have 18 units we own and manage.

Have enjoyed listening to BiggerPockets Podcasts, and have learned so much over a short period of time, Josh and Brandon are easy to listen to, and have excellent, knowledgeable guests. I wish I knew of BiggerPockets years ago, as it would have helped me be a smarter investor.
