Is there any tenant screening that does not require a tenants email? My tenants don't have email or use online....I seem to be at a stand still for a moment.... Any advise is helpful!

Is there any company that does not require the tenant to have an email? We have some applicants that just applied yesterday and neither of them have an email or use the computer much and every site i check i need to put there email into. I am not sure if it is to send it to them or what?? but all i know is i have seemed to hit a brick wall with the email address being a problem.

@Gordon Forbes yes we are joining ROADC! And we did use there forms we were able to still down load them just for a higher price. We also have been in contact with HUD who approved what we are doing we were just wondering as a legality, if putting the rent increase in the addendum was the proper way to handle it. My wife and I just bought a 4 Plex on the 31st of march. We are writing up the new leases but having a hard time knowing what we should do. My wife sent out a notice of rent increase to the tenants stating that June 1st rent would be increasing. All of the tenants are currently on a month to month lease. We need to get the new leases drawn up and in our names instead of the old owner because one of the tenants is on section 8 and in order to get section 8 to pay us we need to have the lease agreement in our name. The problem we are having is there is no way to write in our lease with the lease agreement that we have ( we are just using one we paid for that is legally correct for our area, that way we don't screw things up) that the rent is x amount of dollars right now but starting june 1st that it goes up. My question is can i just do a lease addendum and state in the lease addendum that rent is x amount now but starting june 1st it will be x amount. From everything I have read it seems like I should be able to do this. Thoughts??

@Mike Smith that was a concern of mine that people would break into them which is why I was wondering what everyone's experiences or thoughts are on them. I would love to do exclusively online but I have three tenants who don't have online access so I have to have another option for them. I didn't want to do the whole send a check in the mail route but I ended up opening a po box do that they can have that option. So right now they can take it to the bank and deposit it into our business account or send in via mail (which I really wanted to stay away from but ended up feeling the need to offer it due to one of the tenants doesn't drive and is an older lady who has a hard time getting around and might not be able to make it to the bank). And I am working on setting up tenant cloud so they can pay online that way. Is there an easier/cheaper way that you guys can suggest?

@Brandon Hicks thanks for the advice. The first thing we did before we bought it was set up a business account and let them know that was how they could pay their rent.

What is your advise on rental payment drop boxes? We just bought a 4 plex and I am wanting to install a rent payment box onsite as I feel it would be most convenient for us and our tenants. We live in a small town with low crime rate but I am still a little hesitant on putting one in and then having checks get stolen. Do you recommend any particular brand? Have good or bad experience with them? Just trying to explore our options. Any and all advise is appreciated. Thanks!

@Mindy Jensen thanks for the advise.  There was mention to the tenants of us as new owners so luckily we didn't have any issues with any of the tenants paying the old owner. And yes we did take care of putting the security deposits into the correct accounts. 

@Aaron L. collecting rent went ok. I was only able to collect one of the rents the first day and as of today still only have 3 of the 4. Just some hoops that we are having to jump through and work out. It's definitely is a learning process!
