When looking at Mobile Home Parks, what CAP is the suggested min to stay within for POH and also for TOH. What range would you like to be within for parks that have little to no value add and parks with a lot of value add.

Are you in the Maryland market at all?  We typically obtain most of our properties at auction and leave enough “juice” to make it a win win for everyone.

As a leader in the wholesale game we would love to hear investor’s opinions about which avenue is more advantageous. Buy and Holds or Flips. We match properties up with investors to add to their portfolio but would like to hear which method is preferred.
