I quit my job and bought a hardware store in December. I have a 4 unit apartment house. For a while now I have thought about partnering with somebody to flip houses. My question is if I partnered with someone  to bring material to the table, how is that typically structured? Do I supply it all on my dime, or is it supplied at cost? Anybody in a similar situation?

has anybody had any experience with online investing with websites such as diversyfund? what is the deal with these?

@Daniel Umstead i believe it's 12 months but i'm not 100% positive

@Daniel Umstead i got an fha loan for it. You only need a small percentage down, but one of the stipulations is that you have to live in it.

Is there a rule of thumb for raising rent from year to year when a tenant renews a lease?
