My name is Sophie, it's my first time posting on this forum. I've been working in real estate in the Tennessee market for the last 2 years or so. I'm a licensed agent and I do dispositions for a local investment group.

As a non-veteran assumption, would that make the owner unable to use their VA loan again until the existing loan is paid off? That is the issue I am running into. The seller would like to keep their eligibility to use the VA loan again.

I have a Seller willing to do a Subject To sale, but only one objection remains.

It is a VA loan. Seller says she probably won't buy again, but doesn't want to lose her eligibility for another VA loan.

Is there a workaround?

@Rakan Khalid I am a farmer and developer here in So Cal.  Farmland is a very specialized asset, so I recommend that you identify a few brokers/agents who specialize in local farmland and make sure they are giving you similar information. There is a lot of farmland in Gilroy, so the expertise is available.  Look for signs on farmland or call your local Farm Bureau and ask if they can refer you to realtor members.

You need to be careful because there are a lot of sophisticated investors who will try to buy your land by the acre while citing agricultural comparable sales.  These buyers will be fully aware of infrastructure projects planned for the area, as well as large development projects coming your way.  You need this information too for your sell vs. hold decision. You want to sell retail and not wholesale, so expect the development price to be per square foot, while the agricultural price will be per acre.

Regarding monetizing your investment through annual rent, the typical cap rate on farmland is 2-4%. Land investing is more about capital appreciation than cash flow. Subdividing and storage are fine ideas if you can pull it off, but you are in an area that is tough with environmental and regulatory burdens.

As the national debt balloons, the Federal Government will want inflation in the future.  Inflating our way out of debt is beneficial, just like debt pay down.

It seems like a great time to buy and hold assets that will benefit from the government's goals and objectives. The biggest losers will be foreigners who borrowed in dollars but earn in their local currency to pay back borrowed dollars.  Savers in the US will also lose.

@Ashley Chaia  Hi Ashley. I think you are on the right track with BP.  I wish I would have discovered BP sooner because it is so on-point and loaded with educational content for residential investing.  Hopefully people will feel safe enough traveling by October to attend the BP conference in New Orleans..

I am in San Diego and my biggest concern about investing here is that CA is so anti-business / tenant friendly.  The lawmakers in Sacramento won't stop until they run out of other peoples money.  The bill is going to come due someday with unfunded pension liabilities, etc.  I am going to invest in Arizona and Texas.

Did you try to add "or Assignee" after your name/entity on the contract to see if they would accept that?

Agreed.  You must disclose that you are an agent or broker if you are buying for your own account.  The language the I insert in the PSA or offer is: “______________(insert your name) is a licensed California real estate agent (or broker), acting as a principal in this transaction”.  If you ever forget to include this in the contract, ask your escrow officer to include it in the escrow instructions.
