@Zachary LaJoye That's good to hear.  I've been interested in Zanesville for awhile, mainly because of the university and hospital that are located in a good part of town.  Also, New Albany, Ohio is drawing my attention.  Amazon is moving in there.  Lot's to consider...

Hello, I’m looking for feedback from anyone who has ever cashed out a 401k early to lock in that first deal or deals. My wife and I have around 100k in our 401k accounts and I’m considering pulling it out and taking the 10% penalty to lock in our first few deals. I do not want to borrow against it as our company is a bit shaky and I’m not confident our roles are 100% secure. We are 33 and 29 years old. Also, my wife and I are both 100% on board for getting into buy and hold. Should we even continue to put money into our 401k? Just looking for thoughts from all of you smart folks! :)

Ben Wilkins That was exactly what I was looking for. To answer your question. I included taxes and insurance into the mortgage payment to arrive at the payment amount. I then subtracted that amount from the 850 and then subtracted 50% So, $850-$430 = $420 x 50% = $210. Am I interpreting that 50% rule incorrectly?

Redgy Saint-Germain Would decreasing my down payment also decrease my monthly cash flow? Is there a good rule of thumb you use to decide how much oop to put down? Thanks!

Grant D. Wow! Is this because it’s not my primary residence? At my primary residence my home owners is $1100/year and that covers a much, much higher home value.
