Yeah, that's a pretty big value! For us, since we'll be living there, we feel like it needs another bathroom and an owner's suite that connects to a bathroom.

We checked out building a garage. It would cost 60-70K. That brings a value of 20-25K. Hard for me to pull that trigger!

So, now it looks like we'll be moving in with nothing doneso that we can get this house on the market in primeseason.

We're using Monday.com to track everything to prepare, and it's nearly 200 items! Man did I under-estimate that!

 Thanks Leo, that makes sense. I've been studying what appraisers do quite a bit lately. I got my bids back for building a garage. It was about 42K for the driveway and pad with footings, and then 20K for the structure. That's around 60K investment. The most we could hope for, if we had a garage today would be that it would add 20K to the value of the home. So, we are putting that on the backburner.

Makes sense. Now I'm looking at two phases. First starting inside to add another bathroom and remodel the kitchen. Second phase will be to add a garage.

Both of those points are really good. I will get a property manager over to give us some expert advice on it. I think it would be way more valuable to have four rooms and a very inviting open floor plan place, rather than a garage.

that is one of the big things that this place has going for it, a very open floor plan.

I had thought a little about that as well, because that reduces collisions and could help with the marketing.

Somehow, in this market, my wife and I were able to acquire a property in Cottonwood Heights Utah. That's a really great story there too, I think, but possibly for another thread. This property has the following details:

1600 sqft

4 B

1 B

0 Garage

Stackable Laundry in one of the bedrooms.

Open concept kitchen and living space.

My wife and I plan to move there and live as our primary residence, but eventually use the property as a rental. So, the question is, what is the best way to configure it? 

Option A:

2 B

2 Bath

1 car garage

They had converted the garage into a bedroom / storage room for skiis, gear, bikes, etc.

This option would combine 2 of the rooms, put an owner suite bathroom in there, and convert the garage back.

Option B:

3 B

1 Bath

1 car garage

Option C:

No changes, and me and my wife and daughter just grin and bear it with one bathroom.

I'd love to hear your thoughts!

@Dan Schwartz,i got a house. I'm excited. After so many lost offers, i finally got one. An RE in my wife's brokerage presented one. We did our research, presented an offer, and beat out the neighbor.

Now we are trying to figure out what renovations it needs. It's a 4 bed 1 bath in cottonwood heights. No garage!

We are thinking 2 bed 2 bath, 1 car garage. The garage had been converted to a room for storage.

We plan to live there a year and then rent it.

Any thoughts on the best way to configure this little 1600 sqft place?
