I am living overseas and hope to setup an investment strategy that allows me to be away from it as much as possible while giving me reasonable returns of 18% to 20%. I realize you can't have one without the other but just trying to figure out that sweet spot. With 2.5 mil in capital in hand I am thinking multi family with a 70% LTV ratio and a 12 year loan, and 10% CAP. My question is, does this fit my strategy? Also what would be a a realistic expectation of my Net worth be in 12 years. And lastly is there a better way to achieve this?

Hello everyone,

I am originally Canadian but have been living in Japan now for about 16 years. I own a design company and am semi retired at 43, and now looking into investing in rental properties in the US. I have zero first hand experience in this area but am studying from home and plan to start investing later this year or early next. I have capital saved up an will probably buy cash first off hopefully at discount then refinance to start building up my credit. I will also need to setup up probably an LLC based out of Nevada from what I gather. My first step would be looking for a Nation wide accounting firm that specializes in Real Estate investors from overseas.

I will be spending some time looking for good investments and once the deals are complete I am looking to have them managed by someone so that I can leave them alone. I hope a trip there once a year to check on things, so my investment goals hopefully will fit into this parameter. Multi family in a decent area maybe the direction I go, but at this stage I can not say till I investigate all my options. I hope to get a year on year yield of 18% to 20% return while keeping this safe and easy to manage.

This site seems like an ideal place to gather the much needed info.
