There is a property for sale in my investment area that is a POS at this time that is vacant and for sale for $99k.

I am wondering if maybe it would be better to approach the bank and attempt to purchase the loan instead.

Since it is vacant and in very bad condition, they may also be behind on the mortgage as well.

This way, if I purchase the loan for the balance when the owner finally defaults, it's mine for the cost of the loan and paperwork.

Thoughts?

 Have your renters complained? I Used Apartments.com on one rental while looking for a replacement for Cozy. The renter complained quite a bit about the setup process.

I have two units in Splendora and two in Dayton. I am going to be in town the last weekend this month (April 2017) to look at an opportunity next door to one in Dayton. I would love to sit down with you if you have the time. I am looking to do one or two MF's this year, possibly in the Houston area.

I live in California but have several SFH in the Houston area. I'm going to be in town the last weekend of this month (April 2017) to look at another opportunity. I would love to meet with several PM's to add to my network. I am also looking for a Real Estate Attorney. If anyone knows or uses either of these I would be most grateful.
