Hello! I am very new to real estate and I'm trying to gain deal analysis skills, specifically for flip properties. I am wondering what all goes in to determining the ARV of a flip property? Do you look at comps after the renovation to determine a price, or look at comps before renovation and then add renovation costs on top of that. Any advise would be great! Thanks!

Hi guys! My name is Brennan Lytle, I am 19 years old and was born and raised in Rapid City, SD. Currently I am on a gap year inbetween high school and college to travel the world! I will attend the University of Montana this fall. My interest in real estate stems from my desire to be an entreprenuer. My father was an entreprenuer( he has passed)and his father is as well; the idea of betting on yourself and being your own boss has been ingrained in me since birth. I have little formal real estate investment experience, that being said, my mother has two rental properties, one single family and one office building and i have real several real estate investment books as well as listen to loads of the bigger pockets podcasts, so im not xompletely starting from scratch! Im sorry if that was a bit long, i am just very excited to be here and to start learning more!
