Post: Rental Caculator Help?

Is anyone else having trouble using the rental calc? It won't let me click on the final analysis. I enter in all the info but for some reason, the Purchase section won't get a green checkmark and I can't finish the analysis. I don't know if I'm just using it wrong or if something is glitching haha

Hi! 

We (my boyfriend and I) just barely qualify for a multi-family that we wanted to fix up and live in one side as a house hack. We planned on using a first time home buyer loan. Once it's all fixed up and we can charge more for the rent on the other side, we will be fine. 

Any ideas on how to get creative with financing? We finally got a multi-family under agreement and I'd hate to give it up because of this!

My brother also is an option- he has a lot more money saved up and can qualify for the property on his own.

any advice would be greatly appreciated!

@Dave Foster this is so helpful, thank you! So they would have to use money from somewhere else for the note? Then we pay them into that account so it’s tax free? Sorry this is the part of real estate that trips me up haha

Hi!

We may have found a great multi family unit. The owner owns the property free and clear but says that if she was going to do seller financing, she would do it with a friend of hers.  Any tips on what to say in order to have her work with us? Is there anyway that she could just seller finance half of the deal and still use the 1031 tax exchange?

Hi!

I have 2 potential deals that would be a really profitable flip and the other that would be a great BURRR.

My issue is both deals would cost almost a million dollars.

Deal #1 is a historic building that can’t be torn down but is in awful shape. Would need about 600k of work to turn it into 2 town houses (already approved by the town). When it’s all said and done we could sell each townhouse for 900-1 million. There’s also an option to buy the land behind it that could be turned into commercial space with apt above it (maybe hold that property and rent??). Purchase price of this WITH the back lot space would be around 700k or 550k without the extra land.

Deal #2 would potentially be a tear down and build a 5 family with commercial space in front. This would

Any tips on how to fund these deals would be greatly appreciated! I’ve learned all the different options but I’m not sure what would be the best option for these larger deals since we wouldn’t be able to put 20% down on that lard of a deal.
