@Roger Evans I was driving through New Bedford on Monday, originally went down there to pick up a slab of granite, but drove through a little of the area.  It reminds me a lot of gloucester in that its a big fishing town, relatively blue collar but not as nice as the North Shore area and a little further away from the city.  However, has that MBTA project been approved? I know theyve been talking about it for years but I saw very little construction going on in the parts that I drove through, which I would imagine I would see a lot to apartment buildings or warehouses for condos if that MBTA project had been approved.

@Vincent D'Amato Thats an interesting topic and I was having a conversation with a family friend who was preparing to put up a 75 unit apartment building in East Boston early this year and he stopped all his movement on it.  He was asking me questions about my work situation and what my company (large technology firm) was doing for office space and what my colleagues were doing for living.  I do think people are moving out of the traditional southie/dorchester/eastie areas but there was such high demand before that vacancy may not be a huge issue but rents are likely down.  I personally don't own any property there but I think we may see a small decline and then when things begin to normalize, an upwards motion back to where we were.  When all this will happen is the multi-million dollar question.

@Todd Wheatley Thanks for the input.  I did see Lifeproof had good reviews and from what I can tell its the most expensive option too ranging from $2.85-3.25 per sq/ft.  I was leaning that way but wasnt sure if the other brands that were less expensive were as good.

Hi BP Community,

Have a SFH, 2 bed 1 bath, that I am looking to install Luxury Vinyl Planking. Its only about 600 sqft of total space I need the flooring for (living room is refinished hardwood). Which brand do you prefer? I read reviews online but curious what the community thinks! I plan on buying it from HomeDepot/Lowes and hiring a local handyman to install. Lifeproof? TrafficMaster? HomeDecorators? A&A?

@Jonathan Bombaci Thank you for the info, I am going to try the remnant pieces of granite and the fridge doesn't have anything like that and I don't plan on hooking up a dishwasher.  Thank you for the help!

@Michael Plante I bought the house for $175 and I estimate the ARV to come in between 220-230, which80% LTV would be $225. I only need about 22 sqft of countertop so I was leaning just go granite, I believe it ranges from $40-60 for low to midrange options. The Formica is very cheap, couple hundred if that.

@Mason Hickman yes I am in Wareham. Wareham is actually pretty unique where the Section8 payouts are at a Boston rate, so the rent payout is higher than market rate.

@Jonathan Ramos@Christian Nachtrieb Thank you both for the information.  I was leaning Granite/Quartz, I just don't want the cabinets to break and have to then worry about pulling the countertop off and ruining it.  Its less than 22 sq/ft of counterspace so luckily it won't be too pricey.  Thank you very much for the help!

Hi BP Community,

I am working on rehabbing my first rental investment, SFH with 2 bed and 1 bath , that I plan to rent out for section 8 tenants in a small town near cape cod. It is a C/C+ town, but I am in a B neighborhood (across from river that leads out to Cape Cod Canal). This is a BRRRR deal and I am looking to get the appraisal in June, which will be enough time for the seasoning period, so I want it to appraise as high as possible to pull out as much of my money as I can.

I replaced the cabinets with the Hampton Bay Shaker White Cabinets from HomeDepot, which I know are not high end, but I am now wondering do I install a nice countertop (granite/quartz) because they are durable and its a good thing to have for my appraisal.  Or do I go with Formica countertops since it will be lower end rentals and not good quality cabinets so I may have to replace it all in 5 years?
