@Lynn M. Great inputs, ran out of cash flow fixing the repairs, doing the floors on Credit maybe a option.

@Tchaka Owen 1 of the unit is currently rented the mother was owner occupied, great choice above thank you.

@JD Martin thanks for the feedback, it’s the third, under water for the remainder of the repairs.

Hey BP Family it has now been 1yr since I purchased my quad-plexus of town home just outside of Atlanta,Ga on a FHA loan.

Currently my luck has turned and I have two units which suffered water damage due to a storm that passed through, the entire flooring needed to be removed. Which I was hoping some type of insurance would help cover since it’s a natural storm (wrong). I have had all the restoration work completed (not flooring still needed) out of pocket on both unit but now I am at a point where I don’t see myself recovering from this.

Is there anyone that can lend a first time investor some advice on navigating this scenario?

Congrats on the first purchase! I also purchased my first multi property last month!

Smyrna seem to be picking up with duplexs.

Not Sure Victor, the roof isn't falling apart but has significant leaking to two of the townhomes which can be seen on the ceiling sheetrock. thanks for the feedback I will follow up with my credit union.
