Hi Luis, find some agents that recently listed or sold a rehabbed property near the subject property. You can use Zillow for this and call them up and see if the know any investors that would be interested in the deal. If they work with investors and it's a good deal, they will jump on it and be more than happy to present it.

Texas all the way! Okay, maybe I'm a little biased in this regard, however many are fleeing California and other not so business friendly states to head for Texas. Look at Joe Rogan, HP and now Elon Musk...haha.

I also agree with Lamont on Florida too. Nevada seems like it is a riskier play. Las Vegas has a lot of booms and busts and is headed for a struggle currently with the casino and hospitality industry.

If you're interested in some properties in Texas I can assist you in showing how to run some numbers to see what what the returns will be on subject properties?

Hi Stone, I've got limited experience and really only have strong experience in the short-term rental space, so I'm just looking to learn more about long-term rentals. I've learned a lot from forums, podcasts, books, investor assoc. meet-ups, etc, however I would like more on the ground field experience and there's always more to learn from someone with far more experience than me, if they're willing. Thanks for the question and input.

Hello San Antonio Investors,

I was recently awarded a 50% reduction in hours from my once full-time job as a Director of Revenue in the hospitality industry. Now that I have free time at my disposal, I would like to offer that time to an investor in my community. I will work for free and will only ask for the learning opportunity in return. 

Additionally, I currently have one investment property that I'm utilizing as a short-term rental. I'm looking to pursue long-term rentals in the future and I would like to take advantage of the time that I have to offer some value to an investor that would be willing to let me learn from them.

@Mike G. Hi Mike, My city has just enacted regulations on STR's. I'm going to proceed as planned, but have to give into the terms of the city's laws (permits, taxation, density regulation, etc..). However, if for whatever reason I'm no longer able offer STR's I will move to Corporate Housing. I had this addendum added to my lease agreement: 'The lessee shall be fully permitted to sublet the said properties on the basis of Short-term Rental or furnished Corporate Housing at the lessee's discretion during the duration of lease.' @Bill King Hi Bill, I know your question wast to Joe, buy thought I'd chime in about my experience. My wife and I are currently AirBnB'ing (househacking) our primary residence, however we are about to get 2 more properties with signed leases to arbitrage. We have been completely upfront and honest about our renting intentions with the agent and owner of the properties. Even invited the owner out to coffee and discussed it and other REI. The way I went abouy it was by finding properties for rebt that I thought would be great opportunities based on location and cost of rent and then just contacted them asked if they would be interested in allowing me to rent their properties under the conditions that I would then sublease out for short-term rental or corporate housing. The fact is that I sent out about 6 emails and only got 1 bite, however the 1 bite landed me 2 properties in a great location that just happen to be next door to one another and owned by the same owner that just rehabed them and wanted both leased and even worked in a discount to lease both. It's definitely possible, you just have to take action, but be completely honest about your intentions. Best of luck to you on your hunt!
