He has been in business for over a decade while other agencies have come and gone. The tenure of his company speaks volumes. For Real Estate prospecting and calls all of his VAs are trained for at least 30 days with calls and actually understanding the real estate sales process. When I got my RE license I only got two weeks of classes lol. 

I would definitely give them a try, obviously start out slow and if one VA isn't doing well you can always swap them out for another one. You should get recordings and samples of the VAs that you can choose from as well to help you with your decision.


I am almost a month into hiring a VA through them. So far so good, I haven't gotten a lead under contract, but I do understand that takes time and lead nurturing. I do have an appointment tomorrow for what would hopefully be a deal to contract!

I work wholesale in central Indiana and have a full sales team. I am trying to get more direct to seller leads as most my leads come from other wholesalers who don't have buyers like us. I am looking into REVA Global and Steller Staff currently because my best leads come from people who have VAs doing cold calling for them. Has anyone tried any of these agencies? 

Or does anyone have advice on how to find a good cold calling VA?

 I have found other 100% financing options as well. Typically high fees, but still half of what I was being charged by the investors edge.

 They will, but the demo is basically a white labeled Prop stream. I would not recommend them as their points and interest rates are so high it is extremely hard to find a deal that will work with the 0% down. I work in wholesale in Indianapolis and still struggled to find deals that would even be close. I would highly recommend finding a lender that does 10% of purchase price down because it will ultimately be less expensive for you. I very much regret giving them a chance. It is not a scam, but you will have a very hard time finding a deal that is worth working with them, and frankly you are going to have to find someone that does not understand at all what their property is worth and get them to accept a super lowball offer to make it worth it. even then their points and fees will eat up so much that getting the 10% down loan will have a much much higher profit margin.

 Great so far, Points and interest are much more reasonable. They are still high due to my lack of experience, but even then its much less. I can not seem to get an accepted offer as my offers are not cash, so I have not seen them through the entire process yet

Yes, They are not a scam. BUT The points they charge and interest are both way higher than normal, on some deals I ran numbers the points and interest were going to be 20k on properties where the ARV is 100k so you have to get properties at such a low price to make it work that it is so hard. Putting 10%+ down with a different lender and getting lower points and interest is 100% better. I have actually switched to the One Brokerage now.

Yes, I actually have 3 closed for July and a 4th scheduled to close on the 31st!! That is not what I meant though, I sent an offer on a house in Texas to BRRRR. Hopefully I get a response tomorrow!

@Ned Carey Thank you for the insight! That was exactly my concern. Digging deeper it is a legit program, that actually provides other tools and support similar to Rent to Retirement. Thier interest is higher than your typical hard money lender. They make bank, but the software they provide is like deal machine meets the MLS and I do kind of want to try it out. I acquire properties for my brokerage to wholesale so the software can help me in my job and personally. I am going to take the risk but will absolutely let the community know about my experience.
