It sounds like the only way to approach a project like this is with lots of experience/cash/time. It COULD be a fantastic investment, but not for someone to get their feet wet on. May be prudent to steer clear.

Keep her, raise the rent, and draw some lines. When she approaches you, if her reasoning is right on, but her approach is off, let her know. At the end of the day, she wants to be there, and she pays on time. This is a business, and it sounds like the business is working fine.

Wow, that's unfortunate! I like to sleep at night, so I'd tell him to "pound sand," and that I'd rather pay twice his fee if it means dealing with a quality person. Good luck!

Who on Earth leases a water heater?! Ha! That's a new one for me. Great job on the rehab, looks very clean. Sounds like the quick sale made up for lost time on the rehab, congrats.
