@R.J. Petrillo Yea, I do see what you’re saying. Especially now with COVID they’re making it almost impossible to be pro landlord and harder and harder to try and evict bad tenants. 

I could see at least in NY this ultimately leading to more implementation or favoritism towards month or month leases compared to traditional 12 or 24 month leases

Our philosophy is if you vet your tenants properly and get a good family in your units there would/should be minimal problem. While not always the case, that is our goal. Our target areas for our Buy and Hold are also A/B areas.

Hey guys! I am looking for any recommendations of realtors that do Single Family as well as Multi Family investment properties in the Lower Westchester county, NY area. Specifically Yonkers, New Rochelle, White Plains, and Mt. Vernon. Currently, we are waiting for a few things to close before we ramp things up in the next few months. 

Our goals are to Flip Single Family Homes and to BRRRR / Buy and Hold Multi (1-4) Family Homes!

Thanks for your input! The other thing I've heard is between using 2 FHA loans (refinancing the first to a conventional loan) then Getting another FHA, you have to wait 6 months between the 2 FHA loans. Is that correct?

So I currently own a co-op that is my primary which after 2 years (1 years left) I can rent it out and I will be getting a multi family 3-4 using an FHA
