What are my options if an appraisal price is lower than the sale price?

@Alex Bekeza I’m looking for ways to buy more rental properties. I would purchase with business credit then do a cash out refinance to pay the business credit back. Any advice or comments on this strategies? 

@Mike Dorneman would that work with single family properties? And would you get the commercial loan from local lenders?

What price range should I look for?

Size of properties is ideal (3b/1b)?

And any other advice.
