When calling potential sellers and possible future cash buyers I am struggling with the right things to say when they answer the phone. Does anyone have some insight on writing a script to read and memorize?

If a real estate agent refers a deal to you that is off market is it possible to include them so they still get there 3-6% commission if you assign the contract?

Hello BP! I have been communicating with several hard money lenders over the last week or so trying to find the right lender for my first deal. Each one I have spoken to in detail I find out they only really lend on the LTV and not rehab costs. I'm looking for a lender to leverage a percentage of both. Any suggestions or references? I am located in Florida. Thanks!

Hello Bigger Pockets! I am a new investor looking to do my first deal. I could use some insight on the importance of hiring or at least speaking with a CPA and/or lawyer. I have read quite a few books and listen to the podcasts daily and it seems this is mentioned in almost every discussion. Also any guidance on finding the equitable CPA and/or lawyer is greatly appreciated. Thank you in advance for your opinions!
