I was in your spot a while back but with Foreign Exchange investing (day trading and long term). I was VERY hasty with my decision to leave my day job and honestly if it wasn't for Trump winning the election and the week leading up to that literally replenishing a years worth of spending I probably would have had to go back to a 9-5 for a while. Thankfully that turned into some free time to spend with my new born and gave me the time to really get my RE learning rolling.

I love TIL posts. I think they've a great way to just learn a ton of little facts in quick succession. For those that don't know TIL stands for 'today I learned'. Feel free to post one or more things you learned today, try to keep it SOMEWHAT short if you're posting a TIL, if you're correcting someone or asking a question in reference to what someone said feel free to lengthen it up. Newbies might learn more things on a daily basis but for those pros here I'm sure if you learn something at this point in your careers..... It's likely pretty important. 

I'll start!

TIL - When trying to obtain records for infractions/code violations for different cities in my area......... every place is different. I've been starting with town/city hall and some of them have them, if not I generally get transferred once or twice within town hall then transferred/referred a number one or two more times before getting to the proper authorities. I've been lucky so far in that most of them just want me to come down and drop off a Freedom of Info form and then they'll just hold them for me once they're printed out so I can make one trip around my county to drop off all the forms then one more once they're all ready to pick them all up, bit more difficult than I think it has to be though (Damn you Rebogateway for not having the info available for CT).

Just tried Freedomsoft for about an hour or so, I just see SO many negative reviews about their "policies" both before and after they were purchased recently that I'm pretty turned off of them. However I will say having them introduce me to IFTTT might have changed my life (and not just in business). Plus they seem very, very limited in what they ACTUALLY provide other than a pretty decent CRM software. The craigslist searching without them just involves a little bit more widdling through. 

I guess my issues is stemming from wanting everything I need from one software (instead of possibly having to purchase two and juggle them). I can't find one program that includes

1. Code violations (I'm not seeing many that do period, I'll probably have to do this myself.

2. Delinquent tax/missed mortgage

3. Divorce

4. Death 

5. Inherited properties 

6. Absentee/OOS owners

7. Free and clear/Empty-nester search

However Rebo does still seem to be the closest hitting ~5 of the 7 criteria.

Hello all!

Just getting into Wholesaling. I've been researching for the past two years or so and spent the last six months working under/with anyone that'd give me the time of day (brokers, agents, flippers, rehabbers, prop. managers) and learned more than I could have imagined. However now that I'm all gung-ho and ready to get started I'm having a really hard time finding a lead generator that does everything (or at least the majority of the important things) that I need. 

Rebo looked to be incredibly promising since I'm mainly working in one county at this time, then I called and they said since CT is so small I get the whole state for no additional charge! But then I was told they didn't have

1. Death certificate records

2. Bankruptcy records

3. Missed property tax

However they DO have missed mortgage payments I believe? So most people on a tax list would probably still show up. 

After calling my county's office it seems getting a county wide delinquent tax list on my OWN is going to be a pretty big pain in the *** (if it's even possible, which nobody seems to be sure of. Any CT investors know for sure?) the people I've talked to have made it seem like I'll need to get one per town, and each town has a very different format so I'm not sure how effective that'll be. 

To get to the point my main question is this, are the three missing items as big of  a deal as I thought they'd be? I know everyone's results may vary but generally speaking will I be at a disadvantage not having 1&2 and supplementing missed mortgage payments instead of a tax list? Question two does anyone  have a recommendation for another lead generation tool for CT specifically? 

Didn't want to post this in the CT specific forums because I know there's so many fantastic people outside of our little state that I certainly want to still hear chime in!
