Hello Everyone,

I just completed my first deal FHA 4% down - It was a two family in Weymouth Massachusetts. I kept the current tenants in one unit and gutted the other and renovated it and will be moving into it in a week. I will be refinancing, but was told to wait 6 months? Is this true?

I am a property manager and real estate agent and am now looking to buy a bigger building to manage.  I guess I could take money out of my house after I refinance, but was wondering if anyone knew any private lenders that would lend for a down payment for a building in MA or RI???    I'm looking to do a 30 year loan but need the 25% down.  I have spoke with a private lender that will give me a 0% down loan on a building, but in 5 years I either have to sell or refinance the property to pay them off. I am looking to hold it and the refinance option does not really work for any properties I have seen.

Hi BP,

Looking into doing my first flip of a 3-family on the south shore, Massachusetts.   I own a small property management company in Boston so I have worked with many contractors, but was hoping BP would have some other good suggestions for people.  GC's, flooring, drywall, kitchens, plumbing, electrical.  Also any good companies people have used for rehab loans.  Any info would be great

It seems to be both, and I am open to both.  I have noticed a lot the places say they have lead certificates which is good, and also makes me assume they are section 8.

Hello BP,

Was wondering what people thought about investing in Springfield MA?  Prices are low and cash flows seem to be legit.  A lot of houses on the market seem to be more updated (Outside, inside, plumbing, electrical) compared to other lower price areas in Massachusetts or providence, RI.   I know that Springfield is not the best area, but I still think i'm gonna start investing there.   I own a small property management company in Boston and the surrounding areas.  If anyone is interested in management of their properties please let me know as well.

Good Afternoon, I have a property management company and am writing to see if any landlords are interested in having their investments managed.  I cover Boston and surrounding areas.  I have been working on building business but have yet to get an owner with a bigger portfolio.   Does anyone have any ideas?

Finally became a member no Idea why it took so long. I have listened to every podcast. I do property management in Boston and have been trying to find a good area in Massachusetts thats cheaper then boston to invest.
