I own 3 different STR's in 3 different communities of the Kissimmee/Championsgate/Davenport area. I personally avoid the Storey Lakes, Reunions, Windsors, and those other huge communities...The price-points are becoming too high there.

I invest in the surrounding communities with less amenities and lower HOA's. The return is much better in the surrounding communities, especially if you theme your home correctly....In essence, your home becomes the attraction rather than the community amenities. I have rehabbed all 3 of my homes in-house. If you'd like, I can share my listings and numbers with you so you can get an idea of how they perform :)

Hi all,

Been off this forum for a little, but been busy closing on a headache of a first deal. Took around 5 months all said and done, but I got it!

Eager to get another one under my belt, I was wondering if anyone has good suggestions for direct mail marketing companies/websites? I am local to Albany, NY. Not sure if there are local ones that anyone would recommend. Looking to start a good campaign to start bringing in more leads!

Kenny, Personally I would not invest in that house. Obviously it depends on your situation and what you are looking for, but as you go north of Central Avenue things can get a little sketchy. I would say stay south of Washington Avenue if you were looking in that area because you will most likely be renting to C to D tenants.

Once again this is personal opinion and if it makes sense in your personal situation then go for it, but I would look into a more expensive house with a higher quality tenant pool who will not only pay more for rent, but also minimize your maintenance costs on the house.
