@Emmett McNulty and I have been friends for a long time but life took us in different directions for the last many years; as it does. In the last 6 months or so, however, RE investing has brought us back together and for this alone, I am thankful. Emmett has been a huge motivator for myself and has been mentoring me to do better in my own endeavors. Truly a great story that shows how important hard work and ingenuity are to succeeding in this business, but will certainly pay off in the end!

So, I am on the 1yd line closing on a duplex and my lender calls on Friday to sayt - "It's a White Buffalo."

When the Title paperwork was pulled Friday she found out that this property, listed as a duplex, is legally written on the title as a 2-unit condo...Which, apparently, don't really exist. However, at some point in time the FHA requirements were written in such a way that do not finance 2-unit condos; even though they will do a 1 unit condo or duplex...

I'm really trying to avoid putting 15% down as I would like to keep my money liquid and purchase more property.

Any suggestions would be GREATLY appreciated.
