Thank you for the kind words and vote of confidence in our process. That's exactly our thought, weed out all but the serious candidates. We may only be getting a few replies to the initial questionnaire but I'm guessing that means our process is doing what it's intended to do. And you're absolutely right, we can always adjust. Fortunately, we were given enough future rent money at closing that we can cover the mortgage when we finally have to make a payment in May.

Very excited to have finally closed on our first investment property this week! Now on to putting a new tenant in one of the units! Not sure if were being to stringent but asking people to fill out a really brief questionnaire (name, number, current address, gross monthly income, pets, etc). Then if all looks good we show the apartment. If they like the place we’ll run them through on online screening app. Is that too much? Appreciate any advice!

I think I’ve got this straight. We should form a partnership (limited liability partnership?), have adequate insurance and we should be all set. Would a partnership force us into the commercial loan space as an LLC would? I’m very grateful you all have taken the time to respond with your point of views and advice! Thank you! Brendan
