Has anyone noticed customers holding off their offers until others have begun to create a Pricing Bidding war.   Using their Cash buys as leverage!!!

I had one this week with a woman from Chicago, claiming to be a cash buyer and that the money was spread out through different means and that she couldn't access these documents until she returned home.  Against my better judgement I let here Put an offer on the Property which was accepted because her's was the highest and Cash, I made the $5K deposit subject to Accepted Over within 24 hours.   She bailed (Yes Bailed) and the other offers were lost as well #omgfoolish!

Hello I'm Brenda Chambers, just at three months new on the Real Estate side but a Career Mortgage Underwriter, changing lanes!  

I have had several closings already and looking for my Nestle.  Where I settle in and make all the right moves in Sellling and Listing.   I feel that I've landing in the right mixture of personality types for me and that the mixture of having an Attorney available for my Clients to answer tough questions for them that I as a Realtor don't want to be obligated to is a Plus.   What do you think!

Yes of Course you are.  Contact the Agents Broker.  If they play dumb, threathen to contact the Real Estate Board for answers.  You'll get answers and quick.

She needs to Buy it.   You are correct.  You would be liable for any debt that she doesn't pay.   It's cheaper and less of a headache if you tell her she must purchase it and give a time line (within 60 days) to list it for Sale.   

If she defaults now she would have later anyway
