@Lucia Rushton - I'm looking for a Single Family home, 3/2 and around 1500 sqft. The 'buyers market' info I found on realtor.com by googling ' Wichita Falls TX Real estate market supply' which may be wrong.

Hi all. I have been looking at properties in Wichita Falls, Texas. I currently live in Dallas and not too familiar with the Wichita Falls Texas area. I did a little bit of research and as of today, it is a buyer's market. Is there anyone who can provide insights on the area? Which are the good neighborhoods that can cash flow?

Unless I am missing something that is obvious ( I am a newbie), why are some homes listed on Zillow with prices way above the home value? If I was to make an offer and I have researched the comparable home values, do I offer the amount then that makes sense to me according to the calculations i.e. have around 8% COCR?

As a new real estate investor, is it advisable to use hard money lenders to fund the first deal? I already have an FHA that was used to finance my current home and trying to raise funds for a conventional loan. I have also began exploring other sources of financing and would appreciate any insight on using Hard Money lenders. Thank you all in advance.

@Nicholas Gayton thanks for posting this. I am also a newbie and in the process of market analysis. I am glad I cam across this post since my analysis was initially just based on the 2% and 50% rule and eliminating a lot of locations. Will definitely use this spreadsheet for a more indepth analysis.
