Hello All,

Getting ready to launch a new direct mail campaign. I am pretty sold on DataFlik's stacked lists, but I wanted to run this question by all of the smart investors here at BP.  Who is your favorite DM list provider and why?  Any stats you can provide would be a bonus.  Thanks!!

@Dominic Franco so happy to hear about your success with CCF!  I am going through Ryan's free beginner course right now and it is full of good info.  Question for you - do they offer a payment plan to join CCF?

Part of the issue with the S Corp is its "corp-like" status which basically increases its overhead costs --- I think of it as just having to pay more money to your accountant for quarterly and annual filing costs.  Meanwhile, the only thing you are saving (in your case) is the self-employment tax above your "reasonable salary."  This works on your ordinary income generated by wholesaling and flipping.

Other uses include trying to get health insurance and retirement plans.

I can see why you were confused. We always just referred to our business entities as S Corps - but the correct way to refer to them is as corporations for which we elected subchapter S for tax purposes. 

Sorry for the sloppy language and thanks for the input. I think a meeting with my CPA is in order. I would like to find out if I am still using the best entity for my business.

Thanks Joe. I didn't realize that an LLC was easier to set up. I have always created my corporate entities myself with the state of Maryland and I never found it to be too complicated. If I am not mistaken, the cost is the same too.

Curious.... did you actually read my post? I have been rehabbing and wholesaling since 1998. Just curious as to why everyone is using an LLC now.

Hi All,

Many years ago when I first started rehabbing and wholesaling, my CPA told me that the S Corp. was the best option for my business entity. I went with his recommendation, but now it seems like everyone I see in the business is running as an LLC.

Just trying to get some feedback as to why the LLC vs. the S Corp. Any and all information would be appreciated.

Hello All,

We are trying to see if we can find a HELOC on our second home in WV. So far, every mortgage broker I have spoken to has tried to convince me to do a cashout refi. We have zero interest in doing that. The money is for needed repairs on our primary residence in Maryland. The second home is worth about 335K and we owe about 141K. Husband is self-employed. Please let me know if you know someone who can actually listen and be of service. Thanks!!

Wow Dion.  You are a wealth of information!  Thanks for your very educational reply.  So if I am connecting the dots, if I were to use a licensed mortgage loan officer and a title attorney to create the note and all the associated paperwork, and we qualified our buyer very carefully, I should be able to sell the note sooner rather than later, and not have to take such a deeply discounted price that I lose all the profit that was in the deal?
