Thank you for your update on the state of things! And I appreciate your offer to refer me to title companies that will work with a seller of a property bought at a tax-deed auction. Fortunately, the situation I posted about that started this thread is well behind me now. I worked with the one title company I found that would handle such a sale, and the sale was completed (with the help of Tax Title Services).

I haven't bought any properties at tax-deed auctions in the intervening years, but I still look at the properties up for auction. If I jump back into that arena, I'd love to get your advice!

For now, can you say a bit more about what those "few more hoops" are that you referred to? I did most of my tax-deed purchases around 2015, so no doubt there have been a few changes.

 I am also a newbie in this tax deed investing in California who would want to know which title companies would offer title insurance after some time of tax sales without going through the TTS. Is it possible nowadays?

@Bruce Lynn Thank a lot for your long post here! Love your insights and valuable experience. some of them do align with my later findings and specific info that I did not reveal yet.  It will take more of my time to digger further and I am still in the process of it. Anyway, I just want to say thank you first!

Hi Everyone! I hope you all doing well!

I am very new to Tax deed investing in the CA US. I have questions regarding the owner and curious to see people's opinions

I find a piece of land that is going to tax deed auction and the land lies in a good/well-gated neighborhood. The owner is under an LLC company. Upon digging deeper I realized that the owner of the LLC has properties nearby(some have nice houses built), the LLC office is also nearby, and the owner has many other companies on file. To my surprise, the owner is also a local councilman and recently faced many lawsuit charges. Without checking the title yet, My question is, should I still possibly pursue it under which circumstances?
