Anyone had good success with a lender for delayed financing licensed in California? Looking for a smooth transaction.

@Larry Turowski do you mind sharing what state this is and what small regional bank you are using?  I would love to find somewhere that could do this.  

@Jonathan Taylor - my understanding is that a delay financing option only lets you pull out the amount that you paid for the property plus closing costs.  We are trying to pull out the purchase price + rehab costs (should still be at the 80/20 split).  If we could do the delayed financing up to 80% that would be what would work, but my understanding is that it will not.  Let me know if you know a way that we could do it.  

@gary, experience with what they are? Or anywhere you can point me to that might have them listed?

Is it possible to purchase a property with cash and not wait 6 months to refinance it?  I do not want to do delayed financing because I need to pull out $$ for the rehab it needs.  We are in California.  Anyone have lender that lends in CA and they have done this please share :-)

@Account Closed - did you find someone to answer your questions? I am looking for someone to ask some questions to and would love any feedback you have. I do not need someone to give me the basics of a self directed IRA, but need to know some of the tax consequences of specific transactions within the IRA, so need someone who really understands all of the rules. Willing to pay them for their time.

Did you find someone to advise on this for you?  I have some questions on a few transactions and I am looking to get some advice on the tax treatment (willing to pay for their time).  Thanks!
