@Ken Breeze thank you so much for all that great information! It will all certainly come in handy. I know I want to start on the smaller brand, but am always open to learning different trades, and perhaps eventually move into the bigger multifamily market. I would absolutely appreciate any guidance.

I have been looking into investing in townhomes/condos, but more on the flipping side of things. However, once I am able to build up more of a savings I would love to acquire some rental properties but that is definitely further out, but I think we could make a great team with your real estate background!

Welcome, Breanna. Good luck getting started with your real estate investing career. Just one piece of advice from me: No matter what you're buying, buy it right. If you buy too high, your ROI, whether using for a rental or flip, is compromised. There are TONS of amazing folks on this site and in the general industry. I agree with what others have said about networking. Ask lots of questions!

Thank you! What type of investing do you do out of Arvada? Would you recommend buying in on condos/townhomes to get started since they are smaller properties, or single family homes?

I am just starting out and am looking to build my knowledge and savings account and I know I could be very successful at wholesaling. However, I’m not entirely sure where to start, where do you guys begin looking for deals? I realize networking is extremely helpful but are there other places to start, certain sites you guys visit often to find deals? That sort of thing? I’ve also begun building my list following the guidelines of the sticky post! Also, does anyone have any book recommendations that get more into the dirt about wholesaling? Super excited to take on this journey but I’m just not entirely sure where to start looking for deals. Would love to chat to any wholesalers in CO, as that’s where I’m located for any advice:) thanks in advance everyone!

@Linda Weygant are these meetups weekly? Not sure I can make it tonight, a little late to find a babysitter but absolutely would like to come to the next one! I very much appreciate the invite :)

@Aziz Raji thank you, I will absolutely be asking tons of questions!

@Chris Lopez thank you so much, when you were first starting out what was the best way that you found to locate possible properties?

Thank you! What time is the meetup? May be a silly question, but what are meet ups all about?

Happy Monday!

My name is Bre Moon and I am totally new to real-estate investing; however, I have always been extremely interested in it and feel like it is the right time in my life to start working towards my dream instead of someone else's. I currently live in Westminster, CO with my husband and am a mama to ALMOST 2. I don't have any background in real estate, but am an avid reader and LOVE to learn and dedicate myself to my passions and I believe that gives me a leg up in all that I pursue. I currently work full-time for a software company as a data analyst (number-nerd!) but am looking to make the transition to staying home once baby #2 arrives. However, I'm super ambitious and want to continue to build a career while building my tribe. Currently, I work from home 4 days a week and am balancing that full-time career with being a full-time mom, so I am basically a pro at multitasking and task management, which I know are going to be great assets coming into this type of career.

My initial goals are getting my feet wet in this business, and although reading all about it (also a book nerd, fair warning) and getting an education is super important, I also know that immersing myself into the day-to-day investing life is what will really be the guidance that I need. I'm a super fast learner, and am extremely coachable (DII student athlete) so am absolutely looking for someone, (or a few someones) who would be willing to spend some time with me and take me under their wing to help me get started. Another initial goal of mine is to set up an investment savings, as I know that having that cushion is important, and I'm aware that some begin with wholesaling to start building that cushion. I think this is definitely something I could be good at, as I LOVE numbers, but I am also aware that wholesaling is a whole other animal that is not to be taken lightly. Therefore, working with an experienced wholesaler in my area would be great, and absolutely something I look forward to learning more about. Over time, however, I would love to get into the flipping game, and then eventually into flipping a multi-family property and holding onto it for the reliable (saying this loosely of course, as there are always risks I know) monthly income.

I came across this site while reading "The Book on Investing in Real Estate with No (and Low) Money Down," and was truly inspired by the creativity of this career path and love that this website exists to help build each other up! That concept is almost unheard of in the career path I've led thus far, so I am excited to see how my journey unfolds with the help of this site, and all of the people who have made it so great! I look forward to connecting with many people and for beginning this journey with all of your guidance, thanks for taking the time to get to know me a little in this post :)
