I took into account everyone's advice and reran the numbers for the same property. I bumped my repair expenses from 10k per unit to 12k per unit. I also fixed my income and expense rates. Another oversight I caught on my own is that I included the management fee, but for a house hack I will almost definitely be managing it myself. I also knocked 100 off the rent per unit just to be extra safe. Is there any way I can share my new reports similar to how I shared them in the forum? I only know how to do it with a new post.

Thank you so much! A lot of my numbers are either really general guidelines, but once I get the hang of navigating the calculators better I plan to actually speak to some property managers etc. I’ll be sure to assume a lower income increase until I get a better understanding of my market.

Hi fellow real estate lovers!

I just recently upgraded to pro (Woo!) and I am attempting some (crude) Analysis'. If anyone could just look through the report and see if I have any major oversights or anything I definitely missed, that would be amazing. I set it up as a house hack and estimated 800/mo per unit excluding the fourth that I would be living in. This is my first ever attempt at working through the calculators on my own so don't be too harsh on me :)
