@Sean OToole The list of PreForclosures has the mailing address, I should of clarified... the mailing address from the list I bought does not match the mailing address from the county taxes website.

I have a question, I've been doing direct mail, postcards and spent so much money, over $10k... I'm doing something wrong. Long story short, bought a list from ListSource, Pre Foreclosures. I want to skip trace for cold calling, come to find out after comparing property address and names to what's recorded in the county assessors office; they are different. How do I fix this issue so when I submit the names and address to REI Skip I get the most accurate information? Please Help

1. I could get a VA to filter the names and addresses out for me.

2. I can do it my self, one by one taking a lot of my time.

What would you do in this case?

I am, the companies are all booked and don’t have anything till weeks out. I have someone going this Monday for two new units.
In addition I have a quote for two new units at about $8500 for both with warranty for 10years.
I need a bit of clarification with the Arizona Laws. I’m the landlord and the AC went out recently on one of my rental properties. The renters notified me by phone call and left me a voice message about the AC not working. I’ve taken action to repair the AC but it has not been repaired. Am I still ok to continue or do I need to repairs this no matter what the cost are immediately? I’ve also installed two window AC units to help with the heat while I get someone to put me on their schedule. It’s hard to get some one in short notice when it looks like you new two new units.

Does anyone know if we can do Assignment Contracts in Arizona?
Not too small lol** Not sure what LTV your going for, but some banks feel better going under 60% CLTV even 50% on this property type. Hope that helps.
Agree with @Andrew Postell. Go with a different lender. Smaller banks have different guidelines because they are looking for your business, the way it should be. Did the bank even give you and offer?
