I recently purchased a duplex with one side occupied. The current inherited lease is still under effect for 6 more months. Do i need to rewrite addendum to the lease with new landlord information; Or Is the old one in effect until renewal? This property is located in Texas.

I am currently renting an apartment down the road. So its not really feasible to just stay and collect rent. I didn't even think about having them move to unit B. I will start a conversation with them about it after final walk through. If they do accept to move out/transfer to B, would a simple letter signed by both parties describing the cash for keys deal suffice?

Hello BP,

This is my first deal, and I am super excited to be a part of this world of property ownership! Which leads me to a landlord question for all you folks.

I am set to close on a fully occupied duplex in a couple weeks. Unit B Lease expires in 60 days and intends on moving out. However unit A lease doesn’t expire till November of this year. My original plan is to close on the property and wait for 60 days and move into side B while I wait for unit A to vacate. My question is now; is it possible to entice unit A to move out in 60 days with some cash for keys deal? Because I ultimately would like to occupy side A as soon as I can. To my knowledge both tenants have always paid on time and have never been a problem. This Property is located in Texas.

Hello all, I am curious what you guys think of this deal. I am considering house hacking with this duplex. So i only added 1 of the units as collectible rent, and added estimates of utilities for the unit i would stay in. The average rent for these duplexes are about 900-950 per side. Thank you.

@Casey Murray I absolutely plan to use the VA loan. I think it is a awesome option, that not a whole lot of service members know about unfortunately.

Hello everyone! My name is Braxton, I am from Bakersfield California. About myself, I am transitioning out of the military. I was in San Diego for approximately 4 years and absolutely loved it, and now it is time to move back home to Bakersfield. I just love the heat and unique smell that’s offered here. Hah. I joined the site a couple years ago, and I have been a long time lurker of the forums and have been binge listening to the great podcasts. (While I learn the Lingo) I am currently interested in buying a Multi-family property while living in one unit. I am excited to meet all of you, and sharing ideas in the future.

Hello, my name is Braxton. I am from Bakersfield CA, but i moved down into San Diego a few years ago on military assignment. I currently am an aircraft mechanic by trade and take great joy in it, however i have gained interest in Real estate in the past few months. I currently have no experience in real estate however i am reading books,podcast and other member's posts daily. I came across BiggerPockets by luck on a Google search and joined right away. I am more specifically interested in buying and holding a multi family home and renting parts of it out, as an investment strategy. I am no where near ready to make a deal, however i am all ears to all advice and making new friends.
