Hi Joel, fortunately I bought both Palm Springs properties favorably in 2012 at what I felt like were below market prices at the time. One was a REO condo and the other a short sale SFR - both transactions closed in early 2013. The rehab of the house began in September and is approximately a month from being done. The condo project has been halted due to a dispute with the HOA on a structural issue. Both projects have taken longer and cost more than I anticipated. These are my first projects so I have experienced a very steep learning curve. Nonetheless, I would anticipate the condo to be worth about 50% of my costs (purchase and improvements) and the SFR perhaps 25%. Both will be vacation rental properties so I don't plan on selling them.

Hello all! My name is Brant Griffin and I am a beginning real estate investor in Southern California. I have two investment properties in Palm Springs that I’m currently rehabbing that will shortly be available as vacation rentals. I also have a long-term rental in Redondo Beach (condo) that was previously my primary residence. I am also a general partner of a limited partnership for a real estate project near Playa Samara, Costa Rica.

Since joining the site a few months ago, I've been spending a good amount of time on the boards and tuning into the podcasts. They have been a great resource for me as I advance my knowledge and comfort level to move onto my next project. My longer-term goal is to acquire buy-and-hold properties with a mix of SFR and smaller multi-families as it is advantageous to do so. Also open to JV opportunities.

I look forward to meeting and networking with other locals in the Palm Springs and LA area.
