Dave Carpenter - Thank you for the reply!! I'm looking at a property on N 43rd just SW of the park for $75k cash flowing about $600 a month, is that an ok area? And what would you say are the biggest things you screen for around there? And last question (sorry) how hands on do you have to be managing the property?

Hi Everyone! I currently own a 3 family which I also live in, in West Allis, Wisconsin that's pretty nice and cash flows well. I am looking for a purely investment duplex in the $100k and below range. My realtor isn't sure about me looking in south side Milwaukee or the Washington heights area. But I'd love to hear from someone that owns and works with lower quality properties that might be able to give some insight? I like the idea of less money into the property with decent cash flow, but would love to hear your thoughts on managing these properties and how you mitigate your risk with the tenants with these cheaper homes? I'd be open to hearing about good neighborhoods also if someone has a recommendation!

I was thinking something along these lines too, so I appreciate you saying it as well! I'll have to think what I want to say

Thanks Mike! It's actually a 3 unit property. I live in the bottom unit and rent the other two out, she's in a studio for $450 a month. Thank you for the advice!

That's what I was thinking too man, thanks! And that's good to hear about renting in the winter, I've been pretty worried about the thought of it.

I had (have) a problematic tenant, who was late and trying to pull lines to get rent paid half now half when I have it type of deal. I took everyone's advice and said no, served her a 5 day notice, and from then on for the last two months, she has paid cash and about 1.5 weeks early which is awesome I thought she learned her lesson.. Today she left October's rent under my door, and I haven't written the rent receipt yet. But, she just sent a text asking for $60 of it back because she realized she didn't have what she thought she had in her savings.... Here we go again. My first inclination is to say "here's your $60, pay by the 1st or I'm serving your eviction notice since I've already served a 5 day notice". But then that's an angry tenant. My second inclination is to say "I already deposited the money into my account and you've paid your rent (people all said last time to make sure they pay you first) but then run the risk of her not paying early or maybe on time next month. I'm sorry for all the same type of questions, but I've never dealt with someone like this before, and obviously would love to get her on the right track. And if I choose the eviction route, I'm close to winter and who knows who I'll find to move in then.. Thanks! Brandyn Milwaukee, Wisconsin

Tyler Mutch BP doesn't let you post phone numbers. But, if our Google "select one mortgage Richard Washer" he'll be the first person/number that comes up, it ends in 5495. If he doesn't answer he's pretty good at calling you back. Jenkins Ramon I'll dig my paperwork out so I can post it in a bit!
