@Will Fraser thank you for the advice! I think where I’m finding confusion right now is, I don’t know what I don’t know, so I don’t know the full extent of what I can do. Would you say just start with my first property and see where that takes me?

Hey BP!

I am just starting out and I am currently in the education stage of my journey. I would like to purchase my first property within the next year or two, but I’m a little confused on how I could fund multiple deals?So far the only thing I am familiar with would be house hacking or traditional financing, however for the amount of money I make these strategies would only allow me to ever do about 1 deal a year and I don’t plan on doing 1 deal a year forever. Does anyone have any advice for how I would start to upscale and start to do multiple deals per year?

Hello BP,

I am just starting out in real estate and was curious if anyone had any advice on making connections in a small town. I live in a town called Clovis, New Mexico and it is a very small military town. I am having trouble finding investment groups and meet ups near me, or even a local Facebook group. I am planning on trying to cold call some local investors, because I am looking for a mentor, however I have recently moved here for the military and have little to no connections or knowledge of the town. I do know that there are a lot of rental properties in town, but I am not sure if they are just mom and pop hobby rentals or if it is someone who has made a business in real estate investing. 

Also, the big thing for me is how do I bring value to someone and make it worth their while to mentor me, as I am completely new to investing. I have my finances in order, but don't have a surplus of time or money as the military keeps me plenty busy. Thank you in advance!
