Great. Thanks for your responses. I will do my due diligence on the tenant. I have the current lease and the inspection was done this week. They are getting a few repairs done as we speak. I'm looking forward to this new adventure. I'll keep you posted. Thanks again!

I'm in the process of purchasing a SFH with a renter already in place. She has been in the home for over 4 years and appears to be taking very good care of the place. I feel like I should do my due diligence before taking possession of the property (background check, etc)? What should our conversation look like as far as expectations when I take possession of the property in a couple weeks? Any comments from people who have done this would be greatly appreciated…Thanks!
