@Skye Anderson 50% of a deal is better than 100% of no deal right? Just build a portfolio there to incentivize cheaper rates. And he will learn that the more you succeed the more he suceeds.

I'm new and located in norfolk Virginia. There is triplex here with a great price but its under short sale. $75k for 3 units that could easily get around 750 per unit and also including an empty adjacent lit. From what I found it can be a long daunting task to close on these deals. So i dont really want to pursue this for my first deal. However, i do want to learn about it for the future. Anybody have experience with short sales?

@Skyler Mckinney are willing to move to Norfolk? It's a cheaper and va beach adjacent. I know of a couple cheap duplexs.

I would like tips on what goes into calculating cash flow, cap rates and expenses with a rental property. I want to get a good understanding of how to do it myself. So let's say a duplex that cost 115,000 and i do a fha loan and put 5 percent down. And the other side rents 700. And the property management will be done by me. How do I calculate the expenses?

I planned on living in one side. And I mentioned only breaking even to address that since I'm new I understand that I may need a higher rate that may cut into potential profits.

Hello world, i am new to this investing world but eager to get into it. I'm 23, married with 2 kids. Im going into my last semester for an associates degree in Security Technology. And work full time. I want to start investing in rental properties. I recently found one and want to use the BRRR strategy for it but have $0 . Bank does not want to give me a loan. Any advice on how a fresh newbie can get financed? Im really just want to break even at the very least.
