Anthony thanks for your reply I think what I'm trying to ask is more of scaling up.  When you are trying to grow a portfolio do you try and go bigger and bigger as the portfolio goes up meaning would it be better to buy one house at a time from here out or would I be better off after my cash gets built back up to say buy three duplexes. Should I shoot to make my next transaction bigger?

Here is my situation, I started investing last August when I got 1 house, this month I am buying three houses.  All of these so far have been houses with tenants already in place and I am using a property manager. Things have been rolling along well now I am going to have to sit a while and build cash back up. Wondering what to do after that? Would I just continue to buy one house at a time or would it be better to try to scale up (larger package of sfh or small multis) I work a steady job and my strategy right now is buy and hold.

When you are in a situation where you have to pay closing costs. Do you prefer to

A. prefer to pay them

B. roll them into loan (if that is available commercial loan example)

For those of you who use commercial loans on SFH, how do you like to set them up. Do you keep them bundled in one loan or as you accumulate houses do you try and keep them all separated?

For those who carry debt on your properties: What are some suggestions for stress tests you put on your portfolio? I was thinking along the lines of keeping 4 months of gross rents as reserves at all times and a goal of getting my portfolio to 65% debt to purchase price. Just wanted to know what others were doing.

Just mainly using it just for the ability to move quickly and make cash offers, leaning towards 60% HELOC/40% cash, then refinance just wanted to see what some others were doing. I see what your saying Grant I typically have been trying to run my numbers off a 20% down payment scenario.

Was wondering of anyone who uses HELOCS to purchase rentals what percentage of your own cash do you use in the purchase? IF your planning to later refinance do you put up 100% of purchase price in HELOC or a lower percentage?

Very good input like several of ya'll I have a W2 job so I was planning to do a little of both pay down loans and let some portion keep building for more acquisitions.
