Great post! My wife an I house hacked and it significantly helped to build our financial runway to invest more! 

We self-managed as well and it taught me so much about what it truly looks like to run a real estate business. House Hacking is incredible!  Thanks for your helpful insights.

I would try to put as much of the utilities in the tenant's name as possible. 

With my duplex the electricity is metered separately, but the water is on the same meter.  I split the water bill based on each person.  There are three people living in the duplex.  Two in one unit and one in the other.  Each person pays the same for water each month - roughly.

My wife and I have been using everydollar budgeting app by Dave Ramsey for the past 8 years.  The premium membership is great for tracking expenses.  It links to your checking account and credit cards.  then you slide each expense to it budget category.  

As far as finding balance with spending - for us it all comes down to the budget.  We each have a spending budget and it accumulates each month.  So if there is an item that we really want to purchase then we will save up for that big purchase. The budget brings freedom and also helps to control impulse buying.

Hello Jenna, 

I have been using Apartments.com for rent collection and billing utilities. I also house the signed leases there so that my tenants can have access to them. 

I post our available units on zillow and apartments.com.  However, I have been using stessa to track my expenses and generate income sheets for tax time.  I really like stessa because it links with my business credit card and checking account. I can easily categorize each transaction.  I use the free version of stessa however there is a pid version as well.

Hello BP Community, 

I currently self manage my duplex and have amazing tenants.  When I market my long term (1 year lease) rentals as available I have only ever used Zillow and Apartments.com.  I am curious to know what other marketing websites and strategies you employ when listing your rentals.
