Was browsing the BP marketplace listings and came across this https://www.biggerpockets.com/real-estate-listings/2-family-turn-key-rental-property-seller-finance

That's nearly 5% cash flow and the rents don't seem to match up with the Rochester market. Is this a scam?

Hello everyone, my name is Brandon Tritt. I'm 27 years old, originally from FL but now live in North VA. I found Bigger Pockets about a week ago and it has inspired me to learn more about real estate investing. I'm hooked on the BP podcast and have been listening to it daily. I also just began David Greene's Long Distance Investing book.

I hope to purchase my first property at some point next year. By then, I should have enough for a down payment on a <100k home. In the meantime, I am going to continue to educate myself on REI and hopefully expand my network via Bigger Pockets.

As it stands right now, the biggest obstacle I see for myself is deciding on what market to invest in. There are a lot of great options out there. Should a pick a few and only focus on those? Should I focus on one?

A lack of REI knowledge and sufficient finances is what is currently holding me back. I discovered BP just last week and have been listening to the podcast daily. I also just started reading David Greene's Long Distance Real Estate Investing book.

I'm very excited about getting started, but just need some more time to stack away money for my first purchase. I currently have 15k in liquid savings, which I plan to designate as my Emergency Fund. I'm saving around 2k per month, but also plan to make a lump sum deposit into my Roth IRA later this year.

My goal is to purchase my first property at some point next year. I should have enough for a down payment on a <100k property by then. In the meantime, I'm going to continue to educate myself and perhaps try to figure out what market I want to invest in.
