This question is for all Atlanta-based BP members...  Is there a BP Group currently formed with meetings and such?  I think this would be a huge benefit for those looking to connect, and I have heard lots of really positive news from BP groups formed in other cities.

I am fairly new to BP and am not yet a seasoned investor, so some additional leadership would be needed, but I am happy to put some sweat equity into getting something like this off the ground if there is interest!

Thanks guys!  I'll check out the link to the cashflow analyzer.  

Frank, since I am just getting started and am looking to do my first deal in Q2 of this year, I'm looking for something that helps me not to forget to account for any type of expense in my analysis. I'm fine on using NOI/CapRate to get purchase price, but am looking for some bumper rails to help make sure I'm getting the NOI piece right.

Happy Tuesday BP, 

I am here today to shamelessly ask if anyone has a really awesome spreadsheet they use to evaluate deals that they are willing to share?  Ideally something that is very scale-able to use on a single family or a 100-unit property.  This would be for buy and hold rentals.

I've been working on creating my own but thought perhaps some kind soul out there would help me avoid recreating the wheel here.

Jon, happy to clarify...so far my plan looks like this:

Looking to start by picking up a small multi-family, in order to spread expenditure costs and vacancy hits as opposed to the single-family approach. Looking to get something that could use some touch ups that could potentially allow for a good discount at purchase, but nothing that's going to get me in over my head on my first property.

Marc, definitely hadn't considered partnering financially on the first deal and splitting profits (hopefully) with a seasoned pro, great idea to gain some hands-on experience with someone else helping along the way.

Joel, would love to hear more about your challenges/successes with your quads in Roswell sometime, thanks for the advice. Looking to make 2014 the year to jump in...
