Congratulations on taking action though. You are going to get paid a little bit each month, learned a ton in the process, and know you have it in you to step out and try. I'd say it's a win!

@Dev Horn Thanks for that piece on Houston. I thought perhaps you could place on private property if owned or with permission...but it looks like you would have to jump through hoops with the city.

@Hattie Dizmond Hattie, thank you for your insight. Consistency does seem to come up a lot from the podcasts and forums. Great idea about being close to the area and considering schools, hadn't heard that before. What list service do you use? I've heard melissadata and listsource...post card mania.
@Devan Mcclish Devan Mcclish, thank you for your response. I listened to a podcast that mentioned high equity, I think that is going to be an anchor for any list I pursue. I haven't figured out how to actually select this is a "required field" on List Source. Also, probate does sound like a good strategy. Few questions with that... 1) Who are you using to purchase your lists? 2) Do you think it smart to stick to just one target market for the first round of mailers? 3)Being probate and people potentially wanting to get rid of these homes quick, do these lists tend to become "dated" quicker...or are they still profitable to market to for about 6 months?

Hi everybody. First time posting here....I'm working on my first direct mailing campaign. I've listened to podcasts and read quite a bit. What suggestions/strategies would you give for targeting homeowners (i.e. should it be absentee, vs late mortgage, etc.) and determining what particular neighborhoods to market towards?
