I understand the downsides to doing this, but has anyone sold a house with an existing loan on a contract for deed?  I'm about to do my first one and I want to know if after I complete the contract, if at some point I can then sell the property outright and assign the C f D to the new buyer?

In multifamily and commercial, we always try to budget as part of our expenses a seasonal gift or renewal incentive (thank you). In SFH, generally like to something more personal like birthdays, birth of a child, etc. We're about to give a new washer dryer to a tenant buying one of our SFH rentals.

I agree with @erik schilling and @sam ericson, a 50/50 split seems equitable, particularly if your GC partner is fronting the money for materials and labor along the way.  If one or the other of you were to subsidize the other partner financially during the process, you may consider a split more favorable to whomever is fronting the most money.

I'd factor in a slightly higher vacancy for that type of property. 

What are you calculating for depreciation expense and  financing costs?

I posted yesterday about a lease purchase and since then I've had 3 more interested parties that would like to either lease own or seller carry, presumably because they couldnt get a bank, but they have all offered five figure down payments.

The house is listed for $78K, owe $63K, 3br/1ba 1400sf, Tulsa OK.  I have a ton of questions on how to structure the deal, but basically, I just want to know my options and what the legal process is to sell "unconventionally".  I understand the math, but I dont want to get over my head in keeping it legal.
