Hello everyone, awesome to see the great response to this post! I've been checking into some of the soft costs in my area this week; utility hook ups, impact fees, etc... Great news, it's actually looking extremely reasonable in my area to accomplish my goal. Not sure if it's the low Midwestern cost of living or just the luck of the draw, but whatever it is, I'll take it. With that being said I have a meeting with my fiancés father (my general contractor) this weekend to toss over how I can make this happen. I'm located in what some would call a suburb of a larger city, said larger city is seeing a huge increase in good jobs currently, so that makes me feel very well about the success of this project. Along with great employment rates, similar units seem to hold their value extremely well in my, and in all surrounding areas.

I really appreciate all the great advice and concern that you all have shown over the past couple days. It just lights my fire even more to see a great support group like all of you.

Hey everyone,

Thanks again for the great input. I have some research to do this week as far as the specifics of my area. I'm extremely fortunate in the fact that my fiancés father is a custom home builder so I will be running some of these ideas past him this coming weekend. Along with that I will be speaking with a couple other builders. I will keep everyone posted on how this turns out for me.

I'm curious if anyone has had any success in multi-family new construction units. My location offers reasonable lot prices along with extremely reasonable construction prices. I have the idea in my head of building a duplex in a high demand area and living in one half and renting the other half for a year. Following that turn around and repeat the process again, while holding on to the first home and renting out both sides. The idea interests me because I would get the much needed landlord experience I need while I shouldn't have any major repairs for 15+ years on the new construction.

Any input would be greatly appreciated, just thought I would toss the idea around with some of you before I go into extreme number crunching. Thanks!

Neil,

Your mentor offer sounds like an awesome opportunity. I'm 23 and new to the real estate investing game, I've been doing some research as far as how to get started and I've found some ideas that I think fit me well. I would greatly appreciate some mentorship from somebody like yourself who has been successful in the industry and is willing to help others. I look forward to hearing from you when you get a chance.
