Thanks everyone for the responses! I've already PM'ed some of you and looking forward to learning from you all. I'm looking for buy and hold properties. From the podcasts, it sounds like the BRRR strategy works well but I'm not looking to get that active. Maybe that will happen with the right partner down the road.

Hi @Bruce May, I'm also a newbie and am starting to decide on which areas to look deeper into. Oceanside is on my list. Would you be able to point me to where I can find an REI's lay of the land of Oceanside? I see some areas of manufactured homes and some condos near the ocean. I've driven by once before but was unsure where to begin looking. On top of that, I'm wondering if I should look towards Mira Mesa before spending too much time in Oceanside. Any advice would be appreciated!

According to the current Shiller PE Ratio (aka Cyclically Adjusted PE Ratio, aka CAPE Ratio), of 30 we are at a height only matched by Black Friday and exceeded by Dot Bomb (ref http://www.multpl.com/shiller-pe/). So I'm quite scared of stocks at the moment. Some argue that today's modern market is fundamentally different than the past, and justifies higher CAPE, but I'm still quite concerned. This is why I'm balancing more towards bonds/cash for the time being. That's one of the reasons I'm hoping to be able to diversify into real estate in an informed way.

Hi BP! Been a podcast listener and now finally joining the forums. Newbie, so no rental units yet (although i own the house I live in) Myself: tech guy looking to add real estate to a stock heavy portfolio. My current thinking is I'll do a ton of homework now while I wait for the market to cool down. That way I'll be more knowledge and maybe get a better deal in a year or two. I'm big on the numbers so everything I do will be compared to the opportunity cost of having the money in other assets like stocks. Looking to surround myself with both experienced and newbie folks excited about real estate. Hoping to meet people both online and in person.
