I think you're talking about the "Headspace" meditation app. That one sounded pretty interesting as well, but the one I'm thinking of would monitor how much time you're on each app and will gray-screen your phone when you go over the limit you set for it. I believe they talked about it at the very end of an episode in the "Random 5".

I see that you're from Idaho Falls, I just moved to Boise from Rexburg. What kind of investing do you do over there?

There was a podcast that aired sometime in the last couple months where Brandon Turner had mentioned an app that you can get that monitors how much you're using each app on your phone. Anyone remember what this app was called? I made a mental note to go get it but forgot to write it down.

I am about to buy my first small multi-family property and want to make sure I ask all the right questions and check all the necessary boxes before buying it. What are some things that you check or do before buying a property?

@Ericka G. Thanks for the response.

There is a large 15 foot high cement barrier wall, so it's pretty obvious that it is although you can't see anything at all. When you're outside at the property you definitely hear it but when you're inside you can't. To your point though, maybe planting some shrubs along the back property line would help.

@Jay Helms Thanks for sharing, is that 5-10% of monthly gross rents?

I'm actively looking for and analyzing small multi-family properties to house-hack. For those who have experience in house-hacking: how do you analyze these deals in comparison to how you might analyze other deals? What things do you wish you would have known/done when analyzing and buying these properties?

Anyone have experience with buying a rental property that backs up to a freeway?

I'm currently looking at a deal that looks good but the backyard is backed right up to the freeway. How have you seen this effect rent, length of tenure for tenants, resale value, etc.?

How much do you typically budget each month for maintenance and repairs? How about capital expenditures?

I'm a newbie investor and am starting to look more and more at off market deals. I've had a couple agents who have been very helpful to me but I've had a hard time finding a way to make any of the deals work that I get from them off the MLS. If I were to get an off market deal how could they be involved and add value? Or is there no room for them in that kind of deal?
