Post: Flip One Home In Hawaii?

That's my goal. I want to flip one property on the island of Oahu in the next year. 

My wife is currently getting her RE license education, and should have it by May. I'm in the process of selling my first home which should turn an awesome profit and give me the capital I need to start investing in flips.  

June is my goal timeline to start searching out the deal. I will be attending the next local REIA meeting and everyone after to start networking with others as well as on here.

Is anyone else flipping in Oahu or Hawaii? I've still got to do some more market analysis but I think it is absolutely possible with the right deal. I will be leaving this island next June (can't wait) and hopefully get into some markets that offer more flexibility and opportunity.

Bryce Ewing If your parents co sign the loan with you keep in mind that now all their income and DEBTS will be considered as well to determine debt to income ratio. So depending on your parents credit and current financial situation it could help you or hurt you.

Paul Timmins We have not explored that route much yet. The leasehold properties intimidate me. But we are absolutely open to it if we decide finding a home to occupy is not worth it. Would love any advice or information you might have in that area. Thanks!

Michael Borger Thanks for the response. We have been looking mostly on the west side. Kapolei, Ewa, Waianaie, Makakilo, etc... And your right about the cash flow. If we purchase in Oahu it would be at least a year hold and then hopefully a rental. I'd be looking into other markets on the mainland for possible cash flow properties.

Hey everyone! Just got started on BP a few weeks ago. Basically just finished reading the free e-book they give you for signing up! Loved it! Very helpful for a great broad overview of the real estate investment world. I currently own a condo/townhouse in Ventura, California that's been rented by the same tenant for 2 years. It's about $100 negative cash flow but I get it back in taxes. Bought it for $310k and it's now Zestimating at $415k. Not really sure how good of an indicator Zillow is for home values? We were gonna sale but decided to hold instead, and our agent was gonna list at $415k so it seemed legit. I live in Hawaii now and would love to find a home to possibly do a live in flip, or even another hold/rental. Unfortunately I could only get pre-approved for $475k and that's just not very much in Hawaii.... So I was thinking about buying a rental in another market on the mainland. So that's where my BP learning will start! I have a brother in law broker/fix and flipper in Denver, his wife is a broker/property manager. Very experienced and my current mentors. Can't wait to help where I can and learn from others! My name is Brandon and I'm a newbie investor! My goals for 2016 is to acquire one cash flowing rental and/or find a home to owner occupy and hold.
